Garage Conversions
A garage conversion turns an attached or integral garage into a heated, habitable room (a bedroom, home office, snug or annexe) using the structure you already have. A garage conversion is often the cheapest extra room a house can gain, because the walls, floor and roof are already there. For many homeowners it is the simplest way to add a downstairs bedroom, a proper home office, or a self-contained annexe.

Types
- Integral garage
- A garage built into the footprint of the house. Usually the most straightforward conversion, fully within the heated envelope.
- Attached garage
- A garage on the side of the house. Converts well and can be combined with a small extension over or beside it.
- Part conversion
- Converting part of the garage to a room while keeping storage or a parking bay, where the council values off-street parking.
Frequently asked questions
- Do I need planning permission to convert a garage?
- Most garage conversions are permitted development when the work is internal and doesn't enlarge the building, but an Article 4 direction, common where a council protects off-street parking, can remove that right. Converting a detached garage to living accommodation can also need permission. We check your address and council on the first call.
- Will I lose my parking, and does that matter?
- Converting the garage removes the off-street parking for that bay, which some councils care about in controlled-parking zones. We advise on whether retaining a parking space, or a part-conversion, keeps the council comfortable and protects resale value in your area.
- Does a garage conversion need building regulations?
- Yes. Even when planning permission isn't required, building regulations apply: the floor, walls and roof must be insulated to current standards, with adequate damp-proofing, ventilation and structural support where the garage door opening is filled in. We produce the building-regulations drawings for the work.
- How much does a garage conversion cost?
- A garage conversion is usually one of the most cost-effective ways to add a room because the shell already exists, so construction is typically a fraction of a new extension. Costs vary by specification and finish; we quote our design fees as a fixed price after the first call.
