Process

Five stages from brief to build.

Five stages, one person leading all of them, so nothing gets lost between a designer, a planner and a builder.

  1. 01
    Site research, consultation, quote.

    Brief

    We begin with desk research on your property and site: flood risk, conservation area, greenbelt status and planning history. After a phone consultation about your needs and aspirations we provide a fixed design fee quote so you know what the work will cost before we begin.

  2. 02
    Survey, three CAD options, review.

    Concept Design

    We carry out a site appraisal covering access, boundaries, levels and neighbours, followed by a two to three hour site survey with you present. We then prepare at least three CAD design options over one to two weeks and review them with you in our office, discussing costs, timelines and practicality.

  3. 03
    Submission, follow-through, approval.

    Planning Application

    Once you choose a design we submit the planning application via the Planning Portal. The local authority registers the application within two weeks. We follow it through the decision process, handle any required revisions or supporting reports, and advise on appeals or revised submissions if refused.

  4. 04
    Build-ready drawings, builder quotes.

    Technical Design

    After planning we prepare detailed technical drawings to building-regulation standard and help you obtain quotes from builders we trust. We can advise on full plans applications versus building notices, party wall agreements, build-over agreements and any site investigations needed.

  5. 05
    Construction oversight to completion.

    Build

    We support you through construction with site visits and contractor liaison. The local authority issues completion certificates as the work passes inspection, and the project closes when you have the keys to your finished space.
